OFF THE PLAN – PURCHASE PROCESS FOR BUYERS

STEP 1 – PAY $1000 to secure chosen LAND & HOUSE PACKAGE

STEP 2 – PAY Land Deposit – 10% Paid on Signing of LAND CONTRACT

STEP 3 – PAY Building Deposit – 5% on Signing BUILDING CONTRACT

STEP 4 – Settlement of the Land (Pay rest of 90% of LAND CONTRACT)

STEP 5 – CONSTRUCTION starts & rest of 95% of BUILDING CONTRACT is paid as progress payment until house is complete (4-5 part progress payment)
NOTE – House is ready approximately within 6 months from the date of land registration

Depreciation can help reduce TAX LIABILITY. The depreciation amount reduces the owner’s income liable for tax purpose. For example if the property owner’s income is $100,000 and the yearly property depreciation is $10,000 then owner’s payable tax is assessed on $90,000 income rather than $100,000. Generally depreciation schedule is prepared by a qualified quantity surveyor.

STAMP DUTY SAVINGS

House & Land Package has LAND & BUILDING contract. Stamp duty is calculated on the LAND value. If a HOUSE and LAND Package in NSW costs $650,000 and the LAND cost is $375,000 then the stamp duty payable is $12,642. However stamp duty for an established home is calculated on full $650,000 which is $25,017. This results in STAMP DUTY SAVINGS of $12,375. Rules for stamp duty for each state and ownership purpose varies.
